Promise of high yield in Philippines real estate investment


Some developers in the Philippines might ask real estate investors to invest in a project they hoped to develop soon, even showing off all the fake brochure and license to sell. To make the deal more enticing, they would even promise to pay high interest, up to 5% per month should the project remains idle. After duping the investors, they would suddenly disappear. To avoid this scam, check their papers with the authorized Philippine government agency.

Some promoters can make exaggerated claims and still find investors to dupe. They would claim to have a system that allows you to make money by investing in some sort of distress property for sale. A common strategy is to purchase property that has defaulted or about to default or to purchase property that has been condemned. Beware, they may just run off with your money.

Land-grabbing in Philippines


Land is an indispensable unit of the housing industry in the Philippines. It is also here that the unscrupulous and the criminals abound in preying on the innocent buyers. Don't allow yourself to be sweet-talked into buying without proper investigation. All Philippine government agencies concerned are open to help you in any inquiries. Know your rights as citizens of this country and go to the top if you think your rights are not being respected.

Land-grabbing is a common problem in the Philippines. Both public and private lands are target for land-grabbers. The two ways they go about are through syndicated squatting and faking of land titles. Once the syndicated squatters get a foothold on the land, expect them to have fake titles to the property. Ejecting them is no easy matter especially when you are confronted with many laws protecting the rights of squatters. There is the Lina Law that prohibits ejecting the squatters without giving them land elsewhere to live. In our Philippine legal system, even squatters with fake titles have the right to be heard and it can take forever waiting for the decision. Even the sidewalks and main roads have been taken over by squatters and the law seems powerless to remove them.

In connivance with unscrupulous government employees in the Register of Deeds and Land Registration Commission, it is possible to have the title ownership changed. The government seems to be powerless to stop the misdeeds. The land-grabbers not only have the fake title, but also hired goons and unscrupulous judges, law firms, and politicians to back up their claim. In one case of fake titles, the microfilmed title in the Land Registration Commission was replaced with a fake one, and the Supreme Court had to uphold the fake title because the land had been bought and sold by many buyers in good faith that the Supreme Court of the Philippines can no longer intervene.
