Buying real property or a house of their own is the ultimate dream of countless Filipinos; unfortunately, those dreams become nightmares for many after finding out that they were duped or shortchanged by unscrupulous agents, brokers or developers. Buying a property is a major investment for many people in terms of financial resources and emotional undertaking. Many, however, are not prepared to make this major decision in their life, since buying real property is a complicated undertaking which is not taught in schools. There are so many documents to check and many requirements to comply with. For instance, one has to be a good judge of character of most often strangers (developers, agents, brokers, lot owners, etc.).

Since purchasing a property is a major financial undertaking for most people, their first and only time they buy a property might be their last. There are no rehearsals to buy a property, and there are no second chances for them. They have to take the chance and just hope that they get what they are paying for.

Since for most, there is no dry run to buy a property, a number of buyers end up having legal problems. With no time and money for the long legal process or court battles, many of the victimized buyers just resign or hope for things to change for the better. For others with a fighting spirit, they will present their case to the court or the Housing Land Use and Regulatory Board (HLURB) and fight for their rights. In many cases, years pass by and nothing changes. With their money gone and dreams shattered, they just have to learn to accept the bitter reality of their lost. The sad thing is that there will be no end to buyers being victimized, since no one can stop other people from fooling others.
